When you submit a form on this website, we collect:

• Your name
• Your email address
• Your phone number
• What kind of landlord, investor or developer you are
• Any description of your property portfolio and your situation that you choose to give us in the enquiry form — including how it is held, roughly what it is worth, whether it is mortgaged and what is prompting the enquiry

If you accept cookies, we also collect usage data about your visit and information about how you reached us — including whether you arrived from one of our adverts. See "Cookies, analytics and advertising" below. We do not build profiles about you beyond what is needed to measure whether our advertising works.

We use your details solely to respond to your enquiry — to send the guide you requested, to prepare a fixed-fee quote, or to arrange a discovery call.

Our lawful basis is legitimate interests (responding to an enquiry you initiated) and, where you asked us to send you the guide, consent.

We will not add you to a marketing list or send you unrelated material without asking you first.

We do not sell your data. We share it only with the service providers that operate this website and our enquiry handling:

• Google (Google Sheets) — enquiries are recorded in a private spreadsheet accessible only to our team.
• Resend — used to email your enquiry to us.
• Calendly — powers the booking calendar on our homepage. It loads with the page, and if you book a consultation Calendly receives the name, email and any details you enter into it.
• Google Analytics — only if you accept cookies. It receives usage data about your visit, not the contents of any form you submit.
• Google Ads and Google Tag Manager — only if you accept cookies. Used to measure which adverts lead to enquiries. Tag Manager itself sets no cookies; it loads the measurement tags, and every one of them is held until you consent.

Google may process this data outside the UK, including in the United States, under the UK–US Data Bridge and standard contractual clauses.

If you contact us via WhatsApp, that conversation is subject to WhatsApp's own privacy terms.

Enquiries that do not become engagements are deleted within 24 months. Where you go on to become a client, your data is retained under our professional and statutory obligations as a tax advisory firm — generally seven years after the engagement ends.

Under UK GDPR you have the right to:

• Ask what data we hold about you, and get a copy of it
• Have inaccurate data corrected
• Have your data deleted, where we have no ongoing obligation to retain it
• Object to, or ask us to restrict, how we use it
• Withdraw consent at any time

If you are unhappy with how we have handled your data, you can complain to the Information Commissioner's Office at ico.org.uk.

Our hosting provider sets a small number of strictly necessary cookies that keep the site running and secure. These carry no marketing or profiling data and, as essential cookies, do not require your consent.

Beyond those, we set no cookies unless you accept them. Nothing optional is required for the site to work — the forms, the videos and every page function fully if you decline.

If you accept, we load Google Analytics 4 and Google Tag Manager. Analytics sets cookies to recognise returning visitors and tell us how many people visit, which pages they read, and which sources — search, LinkedIn, direct — brought them here. Tag Manager loads the tags that let us see which of our Google Ads adverts lead to a genuine enquiry. Your IP address is anonymised.

We use Google Consent Mode, which holds every one of these tags in a denied state until you choose. If you decline, they stay denied and no analytics or advertising cookie is written.

Our lawful basis for analytics and advertising measurement is your consent, which you gave via the cookie banner and can withdraw at any time.
